The development has been designed around an open inner core, allowing the maximum amount of open space on the plot, optimal sunlight on the façades, and multiple wide, unobstructed views. This layout supports the creation of a large garden, accessible to the public during the day. Openings at ground floor level in various buildings provide visual connections over the planted heart of the block.

A diagonal pedestrian pathway offers a clear view from the bridge towards the neighbouring plot, whose corner features a green space.

The residential buildings have been oriented to maximise passive solar gain.
This configuration lays the groundwork for meeting the environmental performance targets set for the project, while reducing the demand placed on the building envelope.

Organisation / Composition / Building Volumes

The volumes of the new constructions were designed to optimise solar exposure for as many dwellings as possible, while creating shading where needed.

The architectural treatment of the different buildings—especially the façades and balconies—helps distinguish the various housing types and uses:

  • Intermediate housing: the building adjacent to the office space features staggered balconies;

  • Homeownership (accession): the building located on the corner of the plot is characterised by rectangular balconies;

  • Social housing: the building adjoining the co-living structure includes triangular balconies.
